It’s mostly due to our consistently wet weather and frequent seasonal freeze-thaw cycles. Because brick and mortar are naturally porous, they absorb water like a sponge. When freezing temperatures hit, trapped water expands, cracking the mortar joints and causing the brick faces to pop off (a process known as spalling).

In our damp climate, we generally recommend applying a professional-grade, breathable water sealant every 5 to 7 years. It is crucial to use a breathable silane/siloxane sealer; cheap DIY sealants can trap moisture inside the brick, which actually accelerates freeze-thaw damage when winter arrives.

What is the difference between tuckpointing, repointing, and brick repair?

  • Repointing: The process of grinding out old, crumbling mortar joints and replacing them with fresh mortar.
  • Tuckpointing: The same process as repointing, but with an added aesthetic step where a fine, contrasting line of mortar is applied down the center of the joint to give the illusion of perfectly straight, narrow lines.
  • Brick Repair: Removing and replacing the actual physical bricks when they are cracked, broken, or spalling.

It can be both, but a very common culprit in our area is a failing steel lintel. A lintel is the metal support beam that sits above your windows and doors to hold up the brick weight above it.

Over time, PNW moisture causes this steel to rust, swell, and sag, which forces the bricks above it to crack in a zigzag “step” pattern. We can inspect it to determine if you need a structural lintel replacement or deeper foundation repair.

Brick, stone, and mortar require highly specialized knowledge. If a general handyman uses standard, modern Portland cement to repair an older home built with traditional, softer lime mortar, the new hard cement will actually crush and destroy the surrounding old bricks as the house naturally settles and shifts.

Minor repairs like patching a chimney crown or a small section of tuckpointing usually take 1 to 2 days. Larger structural projects or full replacements can take a week or more.

Regarding matching: while aged brick and weathered mortar can be difficult to replicate perfectly, we utilize professional custom color-matching techniques to ensure our repairs blend in as seamlessly as possible with your home’s existing aesthetic.

Often yes, with some precautions. Mortar requires specific temperature and moisture conditions to cure correctly. For outdoor projects during the rainy season, our crew sets up specialized weather-tenting and uses heaters to keep the workspace dry and warm.
